  to answer your question if you were positive cash flow at all you are the big winner

check out Marquis facebook page many disgruntled lenders who have not been paid back this may not end well for the principals

  I have been contacted by some BP members trying to do the same thing.. IE producing and sending out a PPM to raise capital to buy these homes.. I guess I am just desensitized to it, as in when I looked at the offerings my thought were to little to late.. but that was just me.

  your a bottom line guy   like it...  much like we do in development.. we got negative but when we get the big check at the end it makes up for cash flow times 2 to 4X

  Ah highend rental and school district that makes total sense con grats on a great tenant if they could just all be like that .. do you get the 2% rule or are you happy with what you have and a guaranteed rent?

  those are good points many smaller players entered the local markets. by smaller I mean those that raised 5 to 10 million to focus on a market.. I think there are a lot of those not necessarily Hedge funds per se.. but investment groups doing the same thing.

 what type of home does someone knocking down 50k a month rent from you ?

this sounds somewhat fishy.. human nature is to nest in a tree that you can easily afford.

Unless your renting him a million dollar home for 7k a month then I get that.

 now that made me chuckle  Rueben balls never heard that one before .. and as you know I work all over the US and I always eat what is local..

Charleston I go with the fish,,, Atlanta BBQ,, Birmingham  combo of BBQ and fish,, Jackson  Soul food.. Chicago big steaks at Gibsons.  etc etc. But no Rueben balls.
