 now that made me chuckle  Rueben balls never heard that one before .. and as you know I work all over the US and I always eat what is local..

Charleston I go with the fish,,, Atlanta BBQ,, Birmingham  combo of BBQ and fish,, Jackson  Soul food.. Chicago big steaks at Gibsons.  etc etc. But no Rueben balls.

  frankly this sounds like very wishful thinking and you really have no clue as to what this will cost.. its far to premature to bring to market.. Get some reality of costs then run your numbers you don't want to get investors excited then they do their own DD and find our your off by hundreds of thousands.. this was a good sounding board for you no harm no foul your new I get it... And your engineers fees are not high or outlandish they are very cheap actually... Remember engineer when they stamp plans they take on the Liablity..

and should we raise our credit card limits prior to arrival... ?

  since your in Medford you may want to look at small multi family like 4 plex.. buy as many doors with one loan as you can... you may want to look at Grants Pass  or even Yreka.. I know Ashland will be more money... K falls could be an option

Or do what I did when I first came to Oregon find a nice piece of property with some marketable timber log it and then resell... Now that's much harder than it sounds but I bought some pretty neat properties in the 90's there One was up at Lost Creek Reservoir wish I still had that one.. it was an incredible property.

But back to reality  4 plex that's what I would look for

  good question for me its Zen I don't even think about it.. its what I love about the business every day is different. And I am my own boss and have been for 41 years.. but then again sometimes the deals drive you and dictate your schedule etc.

One thing I do for sure though.. Is I pay myself the day I get wire.. mainly because if I don't I will forget to .. and end up working for free

  that's a great question why rent when owning is cheaper... I had that same discussion with one of my clients last week.. I opined that would be a great thesis for a masters or PHD degree.. why is it that way.

Well when I was doing deals in MS.. the average credit score in the state was under 600 fico.  I think you will find that fico's today dictate credit and home loans. so that's one reason you take half the population and they can't buy if they wanted to.

  I read some where that much of the new development in jobs in the Houston over towards LA. includes many chemical plants something like 5 billion dollars in new plants being constructed. So oil is just one component.

And that kind of cap ex creates and sustains an area..  Intel in our market in Portland single handily kept us from having a total melt down.. they broke ground 5 years ago on three new fab plants and spent 10 BILLION over the last 5 years.. One of my business partners retired off of the dirt work there alone. so I tend to agree with you.. Texas is well diversified now  can it cause some harm yes but I don't see a huge back track.

Bill great idea... We do have the compare feature that compares the financial aspects however a more detailed list of scope of work would be great as well.. I was actually talking to a Turn key provider who is going to be loading up next week and I was commenting that detailed scope of work should be included with each listing.

WE are not scraping MLS... these are ACTUAL REAL deals that are available all in real time .. That's the exciting part of the site.. within 60 days we will have virtually every turn key operator on the site.. We will be adding more features as we go along as well.

There will be tabs for PM in any given market with their reviews.. closing attorneys

 that are investor friendly... Insurance companies that are competitive in the market place.  ETc etc.

Pretty much everything you would need to operate remotely ,, all at one spot with your peer reviews..

Back in the day when I first started blogging I did not know of this site.. ( I just joined last feb so this is my first anniversary)  anyways I was blogging on Aussie re site their version of BP.. And was just stunned that TK marketing folks and companies would charge the Aussie investor 5 to 7k just to join the site so they could get a look at this super secret inventory ( which was just inventory from the US TK guys)... I wish I had brought this to the AU market 4 or 5 years ago I would have saved many a lot of money!! 

I see your in Petaluma  I am a N. Bay guy... lived at Silverado for years. and I own some property right next to the Graton casino that is going through land use approvals presently. Once approved that will be my 2016 and 2017 project so I will be there often.
