  Well you guys in Texas have tornado's monster heat and humidity... CA just has the occasional Earth quake beautiful weather in much of the state...

I know when I connect through Dallas and on a nice clear day flying into Portland.. I often over hear Texas folks ohh ing and Ah ing and stating if they could get a job in Oregon they would move right away...

  Yes once you get on the CA treadmill and ride through a trough nothing finer than the CA appreciation... I like forced appreciation in TX though  some good money being made in the fix and flip business there right now... And of course buying your primary in CA then turning it into a rental and rinse repeat is an excellent way to long term wealth.. Much better in my mind then many other options.

I second Rodney cautioning you on small MFR in Indy.. I have a client from AU that bought one 3 years ago and its been a nightmare .. can't collect rent.. been broken into and stripped 3 times.. he is finally just going to walk away from it.. probably lost 100k on that one deal...

  anything outside of the belt way's will generally be pretty nice stuff.. just like any big mid western city inner city areas are block to neighborhood specific... some are to be avoided at all costs others could be regentrifying.  Also I have had pretty good luck up in Kokomo which is just 40 minutes N of Indy and I think personally a sleeper... new Chrysler transmission factory has created a lot of new jobs in the last 20 months.

All the normal caveats apply... find a great seller and and an even better PM.. PM will make or break your investment period.

HF are also buying in other parts of the world... Blackstone recently bought a 2 billion dollar deal from GE capital in Tokyo mixed use resi and commercial.

  Well knowing what that part of Washington cost the HF did not get the BP memo on the 2% rule or 1% rule or any other metric that are goals for the BP buy and hold trained investor !!

  properties in AU cost generally 500k and up and are negative geared most of the time.

Negative gear is the AU term for negative cash flow.

There was a gentlemen on this site and the one I frequented in AU  that sold turn key in Japan... And you could buy little flats in Japan ( countryside towns)  for 30 to 40k US and they return about 10% cash on cash.. what you have though is the Japanese tenant which is not to be confused with a US tenant..  IE they pay their rent are respectful to the extreme of the property and will live in the same unit for years and years.. No real capital growth from what I know but those are options.
