So if Bandit signs are misleading what about he yellow letter  the yellow letter is just a bandit sign sent through the US postal service..

I guess we could take that further and say if anyone had an issue with a certain wholesaler that had no ability to close but used the US postal service to tie up a property and not close and there by damage a seller, that there could be a case of Mail fraud, You know what they put Al Capone in Alcatraz for.. Not saying you folks that send yellow letters and put up bandit sings are going to the federal pen.. but you know how far can you take this

  I like to fly em  not jump out of them.. I have done a fair amount of aerobatics and had to where the chute... it would have been interesting to have my first jump one of necessity instead of for the thrill... That's why I bought a plane with a whole plane parachute :)

Like all things in this bizz there are the good the bad and the ugly players out there.

And with Sellers dealing direct without representation IE a broker or Attorney they can easily be led astray by a very good salesmen.. We have all seen it.

And a lot of how effective this method is of obtaining or flipping homes is dictated by how hot the market is.. Our market in PDX your not going to get long looks at anything and your close dates will be 30 days and you WILL have to have good proof of funds, Most of the time and certainly if they are represented by a competent agent.

I really have no money but this is what they told me to do on BP pod casts :)

I am a beginner and I really want to quit my day job and be a full time RE investor

Etc etc.. the disclosures would be long an varied.

Or..

I buy houses and I can prove to you I can just call me for my reference as my POF

  Careful on the multi  unless you buy CLASS A or strong B you will have a whole other set of management issues with low end apartments..

Like some posted there are probably nice deals in your market place.  My daughter just bought herself a rental in vegas for under 100k that rents nicely.   25k houses in vegas will be pretty rough stuff

  Pretty rare to have a Loan be junior to an IRS  lien that would mean the lender either did not pull title and just recorded a TD or mortgage without the benefit of title insurance.

in 99.9% of foreclosures you have a lender who got lenders title policy when they made the loan and the lender would not make a loan with a valid IRS lien ..

But your correct foreclosure action just removes the the junior liens.. its does not wipe them off the face of the planet Trustor may still have to deal with them. However as to the property it cleans the title up as it were.
