Is it a SFR or a town home? There are a lot of half duplexes being sold. And I don't see an ARV or HOA fees listed.

Does anyone have any experience with laundromat/ coin laundries? The idea is interesting to me but I'm not sure if it is still a profitable business model still. I have seen them come up for sale from time to time at a very wide price spread. I guess I would love to pick someone brain on it.

Welcome, make sure to set up key word alerts for things like JV or lending or flipping. Those might get you pointed in the right direction, you could probably partner (JV) with someone using your cash there sweat kind of deal. Good luck, let me know how it goes. I have to say I live in pflugerville, my experience and observations are this. Taxes are a little bit higher, but for that you have schools that are decent. I'm from Austin and the schools are terrible unless you go private school, which is why people with kids move to the burbs. Pflugerville, round rock, and cedar park all have way better schools than Austin. That being said I have also seen appreciation in the market here but only in starter homes. There are also a lot of more expensive homes here but I think because there is so much open land and so much development going on it will be very slow on the apperception. I think the very fast rise in housing costs in Austin is pushing people out this way where it is more affordable. But a shorter commute then round rock or cedar park. I read something the other day that said more building permits were issued in pville than round rock and Georgetown combined. So that's my .02 for what it's worth, it all depends on your strategy.

Hey Guys and Gals,
I have a question. I own a Duplex in a smaller town , and there are some wooded and vacant lots near by maybe one block over. I just discovered Habitat for humanity is starting to build on some of them. So my question is should I be worried? On one hand they are going to owner occupied, but on the other hand will it drive value down? i was thinking because they re cheap that those comps might lower things. Is there anybody with any experience with this?
