Absolutely! If you come up with a renewable way to stay in an economicaleable and marketable MH supply then run with it.
As far as wholesaling goes. You find them and simply clean them up a little and do some marketing for a buyer. It shouldn't take long to find someone like myself that would buy one after the other from you. Used MH's are actually in limited supply in many areas. As a part time real estate investor I don't have the time to be the yellow letter guy beating the bushes for the deals right now. putting a small mark up on each one would keep them moving and keep your buyer buying. Do you have to be a dealer to do this. I don't know.
It's a niche that could prove to be all you need to do.

That's the concept of a buy and hold. Buy at a discount, cash flow and sell at market market value later for additional profit.

Seeing how it's a flip your goal is to appeal to as many potential buyers as possible and hopefully several of them at the same time. To do this you should look at the comps and evaluate their appeal. Bottom line you're trying to sell a 3/1 or 3/2 there and most likely that's gonna be a family dwelling. So appealing as much as possible to Mom is paramount. Your color likes and dislikes shouldn't be the deciding factor. Only green matters in this situation.

Welcome Christopher,
I'm new to BP and fairly new to real estate investing as well. With just a few deals so far I probably know just enough to be dangerous. So my advice is to keep reading and add the BP podcasts to your list of things to do. Regardless of the the show titles, every one so far has proven to be full of useful knowledge. Oh yea and ask questions on here. They'll be answered promptly

Matt, hopefully this question helps answer yours. What would you want to see from someone asking you to invest 60K in their project.
I would want to see rehab estimates from a qualified and verifiable contractor or projects you've completed including numbers.
Every comp within 1/2 mile within the last 6 months.
Seeing how long rehabbed properties take to sell in the area is key.
All that said, BP has an article "10 Questions on Hard Money Loans" and Brandon Turner from BP has a video entitled "Hard Money Lenders - Where to Find Them and 4 Tips to Get Your Loan Funded".

If you add the MH's to existing property out in the country. Don't forget to consider your eventual exit strategy. Maybe 5, 10 or 55 years down the road. I would ask myself... How can I sell this property? Does someone want to buy a home out in the country and look out their front or back door and see a mobile home park?
