Make sure you know all of the laws inside and out. Florida has been cracking down on AirBnb's. In Clearwater for instance they have a ban on short term rentals (I think under 3 months?). Austin's new laws banning anything that isn't owner occupied will definitely put a hamper on things. It would be worth looking into new laws that are in formation too. I would be willing to bet that Florida finds anyway possible to collect the hotel tax that they need.

A little bit of the question background: I'm a recent college grad with a good job in IT that requires 100% travel so my "home" location doesn't matter.

 How much do you have to spend and where do you want to live? Multifamily could be anything from a duplex to multiple units.

I've been on Bigger Pockets for a while listening to podcasts, reading articles, posts and doing as much learning as I can.

I'll be relocating to Tampa, Florida from Minneapolis, Minnesota this Thursday and am ready to get started! My goal this year is to buy a duplex to live in so I can save the rest of my money to invest. Look forward to meeting you guys in Tampa.
