@Ben G. listen to the seller and find their pain point.
FYI - they don't care about you, or your quick closing, or all cash deal....
They care about how you're going to solve their internal problem. Find out what that is and you have a high probability of closing the deal.
Silence is your best friend because it will make the seller talk. People hate silence.
Ask permission on everything. It helps build rapport and you get away from the idea of this being a transaction based meeting.

I just closed on a great piece of property and it needs some landscaping.
Please offer referrals or if your in the landscape business then please contact me directly.
- 1/3 acre lot with over grown grass

I would get in touch with @Jerry Puckett and start a direct mail campaign. That way you'll generate your own leads and you don't have to depend on others to find deals.

I believe Chris is in the apartment finder business/home leasing. Facebook is a great place to find these leads.
However, you need to have a basic knowledge on how to advertise online but plenty of businesses are generating leads/sales through Facebook.
It depends on who your target audience is.
