@Nat C. Add "Miami" to your keyword alert in BP.  Over the next couple of weeks/months watch the posts and see if you can find a local BP member that has a ton of experience and adds value to the community.

Reach out to that person via direct message and see if you can build a relationship by bringing value to the conversation.

@Karen Margrave Take a look at studiopress.com.  Search through their themes and find the one you like.  Everything is built on HTML 5 with some extra security benefits.  

If you go with Studiopress you'll be able to log in to your account and they have a list of recommended developers.  

I use Studiopress for all of my websites and it has to be one of the best themes out there.  Keep in mind it's built on WP but they go above and beyond what WP has to offer.  It's easy to use and fully supported.

@Steve Agile Ask them if they work with any Real Estate companies and get references.  It would be great if they had experience with RE.

If you want instant leads then you'll need some type of paid media.  Make sure you have a narrow keyword list and focus on geo locations.

I didn't see where they were going to do any link building or local citations.  I would ask them about that and get specific activities.

You should see results within 90 days or so.  If they're not able to rank a site in that time for a couple of keywords+ then I'd look for a different company.

Make sure you own everything they do, including the link building.  Make sure you ask about that.

@Steve Agile What are the specific activities that the agency is doing for you?  

Can you afford to spend that much each month and it not effect the way you live?

What is your exit for your leads?  Will you be wholesaling, flipping, or buy and hold?

I'm pretty confident that I can get you up to speed on SEO but I need those questions answered first.

@Omari Brown you can spend a ton of money making an amazing website but if no one can find it then it really doesn't matter.  The best thing to do is get started.  Build out 3-5 pages and spend all of your time getting it to rank in the search engines.

I personally don't care for the template websites and I'd recommend that you look at studiopress.com.  Those themes have everything you need to make a great site and they have a ton of extras.  They're relatively cheap as well.

If you need help with the on page SEO and optimization then send me a PM when you get your site up and I'll help you through it.

The Wix sites are not SEO friendly and the back end isn't very easy to deal with.  You'd be much better with a WP site and a studiopress theme.

I use studiopress for everything. HTML 5, easy to navigate, and allows you to scale when ready.

The code is extremely clean and the website loads very quickly. It also has built in security to keep low end hacks from putting malicious code on your site.

I looked at your website and viewed the communities that you serve. If I was running an Adwords campaign in that area then I would budget $600 per month.

Early on I would spend 1,000 to 1500 per month but I learned that you're wasting your money at those levels. You need a very focused keyword list with Ad copy that speaks to your potential leads.

Online leads are completely different then direct mail leads. You'll have a low CTR (single digits).

I don't market to mobile ads because I found that most of the clicks are newbie wholesalers trying to build a list while they're at work. Instead of working they're on their phones searching the web.

Make sure you GEO target and review the campaign on the monthly basis. I rarely look at the campaigns on a daily basis. Only in the beginning to make sure it's running right.

Utilize negative keywords as you build the list. This will continue to get rid of bad clicks.

I would setup multiple ads and ad groups. You should send your potential lead to the corresponding page build in your website. Make sure the keywords match. This will help with your relevance score. Higher the score the bigger the discount Google gives you on the click.

For example: the difference between a 5 and a 7 is a 20% discount.
