@David McCormick I hope to see you at this monthly meeting (6/19) since it is all about growing your net worth using real estate. Some monthly meetings are more narrowly focused but this one is great for new investors.

I have purchased one from Hubzu and it took forever for them to get their act together. Lots of duplicate requests...etc. On more than one occasion the seller sent me a counter signed document and then would email me asking for a buyer signed copy. I have learned not to get frustrated because the prices are still cheap and it just comes with the territory. Most recently, I have lost several opportunities in my area to out of town investors who never see the property.
@Charles McPherson typically the Auction.com rules specifically exclude the bank/owner rep from bidding above the reserve price. Before I bid on any auction I ask for a copy of the rules and talk to the representative running the process.

@David McCormick Good to have you hear on BP...as others have mentioned BP is a tremendous resource.
Be sure to check out the TRIAD REIA which has weekly meetings (every Thursday) and monthly meetings (3rd Thursday of the month) in Greensboro.

Couple of questions/comments to provide better feedback:
1. Based upon what you said this must be on its on lot versus in a park, correct? What is the land value?
2. How old is it? How old is the roof and HVAC?
3. City water & sewer?

As @Tammy Starks said, REIA meets every month in the evening on the 3rd Thursday. The group also meets twice weekly for lunch (Greensboro on Tuesday at Logan's and Winston-Salem on Thursday at Lone Star). No cost to attend the lunch events and they start at 11:45. The group does not meet for lunch during the 3rd week of the month due to the schedule monthly meeting.

@Bryan Kopa is correct....I know several people that use Ray's company. He works with several private investors.
