@Jonathan H. Need a little more information - how big will the loan be? Property type seems to be apartments right? Appraisal is one factor but DSCR (debt service coverage ratio) is just as important, what do you expect that to be?

It has been said already by various folks. As a source of confirmation, I have been to two (first time for me attending either event) REIA lunches in my area and meet three wholesalers. Two do there own marketing and one trolls MLS and HUD Homestore.

@Jon Holdman is totally correct. The issue(s) you mentioned pales in comparison. If your tenant cannot qualify for a loan, you may want to explore a lease option instead. I would suggest you have a good attorney structure the docs to ensure compliance.

It depends on the property type somewhat and the money you have to invest. San Diego, Orange and LA County are solid investment areas due to big and always growing populations. More buyers and money looking in those areas than almost an area of the country. This is good and bad - good is that there should always be someone to sell to; bad because heavy competition. Inland Empire which Riverside is a part of is more susceptible to getting variable interest - residential performing better today, industrial hot today and always hot, while office is soft.

That parking is astounding low for retail. I think you will be better off securing a "flex" tenant who is quasi retail, showroom retail or wants the retail frontage. You have one already, the electrician is a traditional flex tenant. Someone that can store some product but does not have heavy traffic - office furniture company (think Mac-Thrift), supply house (Ferguson), etc. This will also make your cost cheaper to build-out since retail build-out is very expensive and not re-usable when the tenant leaves or worse (goes belly up). I would steer clear of dry cleaners because that would dramatically reduce your pool of buyers, that is if they clean on-site. Ones that don't clean on-site are much smaller.

I like and use both. GDrive is good because if the integration with Google Docs. However this is a negative if you are using Microsoft programs. Dropbox has an easier way to share files which works great when working "tech challenged" people but GDrive is way more searchable.
