@Kevin Costello I am pursuing a commercial note now on Auction.com. Can you provide a little insight as to the process, such as what you got right and what you would do differently the next time around?

@Joon Yi There are several forums on your issue - Dodd Frank and also the Safe Act. Here is one of them:

Some states are a little more flexible especially for one seller financed deal in a 12 month period but I believe California does not have that excemption.

@J. Martin Thanks

@Jon Klaus I agree it most likely will cost more but the flexibility may be worth it.

I was thinking of using one of these companies for my staging furniture. I don't have room and the drop off and pick up seems appealing. Anyone doing this or have suggestions? I don't want to rent a self storage unit and have to load and unload multiple times if I can avoid it.

@David Lee I have listened to about 20 of the podcasts already and you are correct, they are really good. I commute to Charlotte a lot and fill the time with BP podcasts. Thanks for the well wishes.

Hello BP, my name is Jared Rogers and like Angela who recently posted I to am from Winston-Salem, NC. I am an operating partner in commercial real estate investment company and have been recently (90 days or so) heavily focused on the residential side. I am looking at flips as well as rental property and small commercial as well. I recently joined after being really impressed with the wealth of information on the site and forums. I am a big believer in not recreating the wheel and leveraging the experience of others and the site allows me to leverage off of more people than I would have thought possible.

Once again hello and thanks.

@J Scott I guess as the saying goes...."if it were easy everyone would be doing it". Keep up the good work. I will stayed tuned to see the resolution. It seems right now that the buyers are playing ball which is good.
