Rehabbers, wholesalers, investors, take a look at this great opportunity in the NW suburbs of IL!
Priced at $200k investor pricing, ARV of $400-450k
Recent comp of a 2/1 cottage within a few blocks
on 1.75 acres sold in Nov 2015 for $400k
This is OFF MARKET, but will be hitting the MLS by next week!!!
The current owner purchased this home in 2013 for $350k!! Now we are selling it for a giveaway price of $200k!!
This property features:
-4 bedrooms, 1 full bath, 2 half baths
-Detached 3 car garage for all the river toys!
-35 ft of river frontage with a dock in place, on a 1 acre lot that is potentially subdividable!
Exterior in good shape, with updated vinyl siding and 90% new windows (2 need replacement)
What's the rehab needed?
-Interior re-design/re-configure in order to maximize value as the layout needs the right "eye" to bring this beauty back to a more modern lake house feel!
-Kitchen/baths updated, including possibly making it a 3 bedroom and having one of those bedrooms as a master suite with full bath
-Interior flooring in all rooms, electrical hookup as well as new panel
-Well/Septic inspection and possibly re-installation of new
Any questions, email me direct to the address in my signature below or PM me!
Survey included!
I can assist with the attorney, and the private money with low points as soon as I know what you define "low" as, and with that... Most hard money/private money people are willing to lower points once they get a feel for your business and see you're not 'wet behind the ears' so to speak.
At least that's what I am told.
PM for the info
Thanks
Joe

sounds like even if the loan was called, you've got a back up plan of private money in process anyway.
One strategy would be to close it in a land trust, change the insurance policy (which historically in my experience is what notifies the lender of an ownership change)
And have your back up plan of private money ready to go.

There a many smaller brokerages that may be attractive as well.
Mine for example charges no fees but there are monthly fees that are charged by the MLS, which is the only regular fee a broker would pay, as @Sarah Ziehr mentioned
And a split for commissions.
Happy to help or make a recommendation.

BP Global:
Posted once or twice way back on this Indy portfolio that I own.
Here's what I've got left.
These are not for the faint of heart, each property has been vacant for over a year if not longer. These can sell to investors only on land contract/seller financing. Perfect for an investor looking to get started that has rehab/repair knowledge. Some are brick, some frame, varying condition levels. The worse the problem, the lower I'll sell for...
Willing to negotiate on down payments/terms/etc. Or Cash sales ok.
Drive the properties, walk the properties, before offering or negotiating please.
Wholesalers welcome for one-off's of the portfolio. I don't have any photos.
Let me know if interested

I've got a handful that I am selling on contract. She's planning on owner occupying the property or buying as an investor?
If, so, that won't work for me based on Dodd-Frank.
if she's an investor, PM and I can send you a list. I'd post it here but it's not in the marketplace so it would be flagged.

Hi Tom:
What time and office location are you considering? And are you primarily going to hold this to attract an opportunity for yourself to buy from investors or is this an opportunity for a buyer like me to attend as well and find some properties for me?
Thanks
Joe
