I can assist with the attorney, and the private money with low points as soon as I know what you define "low" as, and with that... Most hard money/private money people are willing to lower points once they get a feel for your business and see you're not 'wet behind the ears' so to speak.

At least that's what I am told.

sounds like even if the loan was called, you've got a back up plan of private money in process anyway. 

One strategy would be to close it in a land trust, change the insurance policy (which historically in my experience is what notifies the lender of an ownership change)

And have your back up plan of private money ready to go. 

There a many smaller brokerages that may be attractive as well.

Mine for example charges no fees but there are monthly fees that are charged by the MLS, which is the only regular fee a broker would pay, as @Sarah Ziehr mentioned

And a split for commissions.

Posted once or twice way back on this Indy portfolio that I own.  

Here's what I've got left.

These are not for the faint of heart, each property has been vacant for over a year if not longer.  These can sell to investors only on land contract/seller financing.  Perfect for an investor looking to get started that has rehab/repair knowledge. Some are brick, some frame, varying condition levels.  The worse the problem, the lower I'll sell for...

Willing to negotiate on down payments/terms/etc.  Or Cash sales ok.

Drive the properties, walk the properties, before offering or negotiating please.

Wholesalers welcome for one-off's of the portfolio.  I don't have any photos.

I've got a handful that I am selling on contract.  She's planning on owner occupying the property or buying as an investor?

If, so, that won't work for me based on Dodd-Frank.
