I do have an account in a credit union, I will check them out.

I also have a good friend who is a Mortgage Broker, will speak to her.

My goal is to build equity on my first investment property and focus on fixer uppers.

Hello Everyone,

Hope that everyone finds themselves Safe and Healthy.

I am interested in purchasing a Duplex. I will live in one apartment. and rent the second apartment.

However, I started my own business in January, and I do not have a 1099 form. I do have enough cash for a down payment, and I have excellent credit. My concern is, I am not sure what type of financing I can obtain without a 1099 form.

Does anyone have any suggestions, or worked with a bank, that would assist someone without a 1099?

Your suggestions will be greatly appreciated.

Has anyone worked with or heard of a company called CIX(Connected Investors Exchange). I am looking into purchasing a duplex, however not sure which company is legit or not legit. Any suggestions will help thank you.

Hello Carmen,

Everyone here has really great tips for you. I've always wanted to flip homes as well. However, didn't know where to start, didn't have good credit, but I knew I had to start somewhere. Two years ago my credit score was below 550, and I had no credit and no money in the bank. I purchased every book you can think of on learning how to build my credit. I got a great tip from a Mortgage person I know. She told me it would take at least two years to build my credit, and I was not a happy person. (when I want something I want it now) however, I knew it would take time to build credit. She told me to get  two credit cards. I applied for one, and they gave me $300 credit. After 6 months paying it on time every month, they increased it. They increased my card three times in the last two years. I didn't  pay the minimum, I paid the entire amount. I only used  what I can afford to pay. 

A year later, I applied for another credit card. They approved me for an amount I couldn't believe. Two years later my credit score is 740. I am not ready to purchase my first flip with someone else money. I'm partnering up with a family member, who going to help me out. I watched just about every webinar that's on BP, I read just about every book on learning how to flip homes, with someone else's money. There are so many great tips on BP. Take advantage of them. Read Read Read, network and more network, it's really going to help you.Being a Real Estate I have a lot of advantages. The most important thing is to work on your credit first. You seem to have a lot of determination, and you have a family  to support. It's takes time and patience. You can do it......

One book that really helped me is Credit Secrets from Scott/Allison Hilton, but again I'm sure you can find something on improving your credit on BP.

Hello Everyone,

I'm new to Bigger Pockets. I was a free member for about a year, and didn't do much with the site, but after watching a webinar I decided to go "Pro". I am a real estate agent, and very much interested in Real Estate Investing. I am very motivated, and when I decide to do something I do it. My goal is to purchase fixer uppers, and lease-to-own.

I want to be able to give future homeowners who can not afford a downpayment an opportunity  to own their own home. I would appreciate some tips and suggestions: 

Has anyone done any  lease-to-buy? If so what tips can you share with me?

Thank your for sharing this. Great Job. I've a member on BP for over a year, and just a few weeks ago I got serious about real estate investing. I upgraded my membership a week ago, and I am ready.
