Hi Rick!
For a quick summary of my journey.
I became interested in real estate around the beginning of 2020. I started reading books and listening to podcasts. I found a free webinar from BP and after viewing it I joined BP as a PRO member in May of this year. I was connected with a masterminds group and this is where I really gained my confidence to make an investment. Between May and August I became really interested in turnkey opportunities because I work full-time and turnkey seemed like a good way of getting into real estate for me. I did extensive research on the topic between May and August. During that time, I heard an advertisement on the BP podcast for RentToRetirement so I reached out to Zach. This was very late in August. From there things moved very quickly (in terms of real estate), I found a property and started the purchasing process and closed by Early October.

Hi Everyone!
I am currently a full-time electrical engineer. I am just beginning my real estate investing journey. I recently closed on a turnkey rental property in October (see linked post).
Turnkey properties seem like a very good option for me to continue my real estate investing while working full-time. I am curious if anyone has some turnkey success stories they wouldn't mind sharing.
Thank you!

First, I would like to link my post about my first property (just closed on it in October) just for a little more info.

I am not sure how familiar you are with Brandon Turner and the BP podcast, but Brandon says he looks for deals with over 10% Cash on Cash return (CoC) and $100-$200 cash flow per unit. My single family turnkey purchase exceeds both of these benchmarks. My CoC is around 12+% and my cash flow will be about $230-$240 per month. These numbers also do not account for many of the other benefits of investing in real estate as well (appreciation, tax implications, debt pay down, etc.).
In my opinion, you also have to compare the return to the amount of effort required. For me, I reached out to Zach and we identified how his team could help me reach my goals. I was shown a list of properties, ran some of my own calculations to see if the numbers worked for me, and selected a property. I was then walked through the entire process of closing on a property step by step with Zach and his team there to answer all of my questions and handle any concerns I may have had. The ability to make the returns I am with what I see as little effort compared to a lot of other real estate investing methods is incredible.
With any investing method, you definitely have to do your own due diligence. I did extensive research on the turnkey process (mostly BP forums). I reviewed Zach's references, recommendations, posts, etc.. I ran my own calculations on the property and made sure the numbers worked in a few different cases. Everything checked out for me so I felt very confident moving forward.
If there is anything else you would like to know from my experience or any other way I can help, feel free to reach out!

I have recently (back in August) made the decision to buy my first investment as well. I found RentToRetirement through the BP podcast as well and I had an outstanding experience through the whole process. From an introductory phone call all the way through to closing. Zach and his team are extremely professional and really gave me the support and confidence I needed to make my first investment purchase (see linked post for my property). It is no surprise to me that you had the same exact experience, but still very nice to hear!
I wish you continued success on your investing journey!

I recently worked with Zach from renttoretirement.com for my first investment property. I was looking for turnkey opportunities, found Zach and RentToRetirement through BP podcast and reached out. Our first introductory phone call went really well, Zach answered all my questions and addressed my concerns and I left the conversation feeling very comfortable moving forward and working with Zach for my first property.
What made you interested in investing in this type of deal?
I am new to investing and I was looking for some guidance. Also, I did not have a network or team in place to support my investments. The turnkey process offered by Zach was a solution for me and provided me with a team of experts in real estate investing.
How did you find this deal and how did you negotiate it?
Zach Lemaster from renttoretirment.com brought me this deal.
How did you finance this deal?
Conventional financing, 20% down payment
Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
Zach Lemaster, RentToRetirement.com
With regards to investing some of your cash into real estate.
I worked with @Zach Lemaster and his company (renttoretirement.com) for my first rental property (just closed last month). It was an out of state deal (I live in PA and the rental is in MO) for a single family residence and it was a turn-key investment. Zach deals in many different types of properties (single family, multi-family, commercial, etc.) in very good markets.
Zach could definitely help you out with potential ways to begin investing and start generating income with your available cash.

@Masud Khan I worked with Zach Lemaster from renttoretirement.com for my first rental property. I am from Philadelphia and the property is in Missouri. Zach operates a turn-key investment property company and his company invests in a wide variety of property types in very good investment markets including Ohio. Reaching out to Zach could be a great place to start if you are looking to begin your real estate investment journey. @Zach Lemaster
The process was straight forward and simple for me and I plan on making more investments through Zach in the future.
