You are exactly right about the due diligence. No matter what type of investment you decide you will have to invest a lot of time in vetting anyone you are going to be working with. Whether you decide to invest in flips, turnkeys, syndications, you are going to have to make sure you are working with knowledgeable, trustworthy people.
I recently started real estate investing and I decided to go turnkey because I also work full time outside of real estate. I am an engineer.

All of the posts above have very good points! For me, I work full time outside of real estate and I did not feel like I had the time to manage a whole renovation project and property management. However, I still wanted to start investing. Turnkey sounded like a great option for me, so I did all the proper due diligence and found a provider I felt comfortable working with! The link below is a post I made about my first investment.
This is definitely not the route for everyone and there are pros and cons to all the different types of investments. You are going to have to identify what fits best for you and then build a team around you to help you work towards your goals.

Property is located in Kansas City! Property management was already set up before I purchased. I did do some research about the PM once I found out who it was just to see what information I could find. You have no obligation to stay with the PM though if there are any issues.

Some of the factors I liked were the price point for the quality of house, the rent compared to the average income, the returns and cash flow.
