Just came back from a local REIA meeting, the presenter(property manager) recommended contacting the supplier to find good contractor. Local supplier should know who got the most projects.
Did anyone using the same method to find contractor?

@Jay Hinrichs Thanks for the insight. I owned 2 homes in the last 7 years. The first one is a townhome with HOA, someone will mow the lawn and snow removal in the winter, it even has a pool. I didn't do anything with it other than a new coat of paint. When i sold it after owning it for 4 years, it only break even with all the taxes and fees paid. So it's like renting the place. The current home i own it for almost 3 years, we repainted it, replaced the HVAC and water heater. And of course i have to do the lawn and snow myself now. The value of the home went up 20% since we bought it, so it kind of cover the time and money I spend on it. We enjoy living in it, but it doesn't feel like it's the best financial decision we made.

@Jay Hinrichs Did they bought the houses before they made their millions? or after? That could be a big different. Those house could be less than 10% of their net worth. Compare to middle class, the house could be 30 to 50% of their net worth. When home prices fall, it has much more impact for the middle class than the rich.

@Joel Owens It's because 90% of the people out there ain't rich.
@James Wise This probably should be a question for someone who is already "made it" ($100M net worth). And you never heard someone became wealthy by owning their home.
I own my home, so i guess i am a sucker too.

It might not be a solution for you but it's just my experience with my 2 story home. Our master bed is facing west, it gets up to high 80s when the rest of the house is low 70s. Recently, we have solar panel installed on the roof, and the room temperature drop at least 5 degrees. And the shingles probably last a little longer since the panels are blocking the UV.
Davis county to Lehi seems quite a bit to drive, I used to drive an hour to work each way, and I probably will never do that again.
