@Mike Dymski For a beginner like me, it's easier to understand the science of the deal(numbers and figures), rather than the art of the deal. There's much more to learn from experts.

Dave Ramsey's target audience is someone who is deep in bad debt. He is trying to solve a behavior problem instead of a financial problem. You can tell by his debt snowball method instead of paying off the highest interest first(which make most financial sense). If you use his method, you should be in baby step 6 before you even thinking of investing in real estate.

Thank you for everyone's response. It's great to know other perspective. I want to build something that is scalable and efficient. Having 100 units in one location seems better than 100 units scatter all over the map. If I know I am going to go big, why not start with big? Maybe my first deal could be 10 or 12 units. But that's is still bigger than 2, 3 or 4. And I know I probably not going to "solo" the first deal. But the truth is you can always find deals that you can't afford and you have to bring in investors. I believe it's harder to find a deal than finding investors to fund the deal. If you have a killer deal, would you have trouble finding investors?

it's 15.5 mil for 110 units. The comps are all 5% cap. Maybe it's just the "normal" right now.

I asked the same question on the other thread, and once again it's a trending post in BP. This has to be the topic of the month. Anyhow, the risk of using heloc is greater than the benefit of it in this scenario. You can save a nickel and dime on interest if you deposit your income to the heloc, but using it as emergency fund just doesn't sound safe at all.
With today's low interest in mortgage, it's very easy to find other investment that will outperform the 3-5% interest range. So maybe you don't want to pay off the "easy money", instead, use the extra money to find better investment.

In today's market, what is a good deal for apartment complex? In my area, the cap rate is around 4.5% to 5%. And I know a lot of other cities can be much higher than that. But what if it's in a great location? Would you consider it's a great deal if it's in a great location with a lower cap rate?

Can you start investing in apartment complex without experience on SFH or small multi? I've seen a lot of apartment investors in the forums mentioned apartment is a different type of investment and the experience with SFH or multi don't matter much.
