only sell when you found something bigger and better. Like @Bishoy Girgis said, can you find something to invest with $10k and getting 60% return?

how long does it take you to save $17k? 3.5% down is very little equity, if the property value goes down 5%, you are underwater. i would take a little more time to save up that $17k and make sure renting out other units will have cash flow each month.

My wife finally agreed on renting out the basement. It's 2 bed 1 bath, 1200 sq ft. It has a kitchen, large living room and separate entrance. The only problem is it doesn't have washer and dryer. There is no laundromat within 10 miles. And I don't think my wife would want to share our laundry room. What is my option? Add a the hook up in the basement? in the garage? And what is the price range?

I agree with @Mike Palmer. You can't turn a bad deal good. Also, @Chris Watkins you are not picky, you just have high standard. And that's not a bad thing.

When an agent list a property as seller doing 1031 exchange, what do it mean to the buyer? Will the seller willing to accept lower than listing price? The seller is not actually in a hurry to sell? so on....
