I like to give at least 30 - 60 days written notice. Also, I like to explain the main reasons why (i.e. property was reassessed and tax went up, inflation, big repairs coming, etc).

You can find affordable rentals in Harrisburg, PA, BUT 20k is pushing it. Try to get a pre-approval to expand your options.

My experience is that it's still a strong seller's market, so if you can get something under contract, I think finding buyers would not be an issue.

Come in with reasonable expectations. Prices and competition for property have increased. Finding a strong cash flowing property has become more difficult. People looking for 2% deals should probably now be happy with 0.5-1% deals. If you can bring an inspector to showings (so you could potential waiver the inspection contingency), that could make your offers stronger too...
