Due on the 1st. Late on the 5th. 10% late fee after that. I remind tenants on the 6th. After she gets dinged with one or two of those, she will pay on time. If they don't pay by the 10th, I post a notice to quit on their door.

Always try cash for keys first (don't pay until they're actually out). It's often cheaper than hiring an attorney and going through months of eviction procedures.

Appreciation is not great there, but it is possible to find cash flowing property. I agree, you need a good property manager there.

I'd call a title/settlement company in the county where you want to do this and ask them.

I'm not sure on the day count, but when I post mine I sure a lot of tape so it's not easy to take off the front door. I also take timestamped photos of it to used as future evidence.
