If they're willing to give first, last, and a security deposit, that'd be optimal. It's at least a good place to start negotiations from. However, If you don't live close by, I'd also recommend property management. Good Luck!

I don't go to sheriff sales often. Per meet ups in HBG, google "LIMG-Harrisburg" and "Central PA Investors."

You should talk to a lender. You may be able to get a loan with only a few percent down. Regardless, you probably need at least 10 or 20k to get into a property, unless you can negotiate a lot of seller assist.
