I'm thinking about trying to do a new build to rent (3 or 4 unit) in the greater Harrisburg area. I was wondering if anyone knows of anybody doing this in the area. If yes, please let me know. I would love to speak to them.

Raise rent on the current tenant slowly if possible.

I agree with Becky's comment, 

"You should look into the Harrisburg PA metro area; its a strong rental market (BRRRR in some areas and B&H in others) and for $200K you can expect to pick up 3-4 SFR rentals in a decent area that may require just a little cosmetic touch up if that. I like 3 bed (to max out rent) semi detached (tons of inventory) for that price and they will cash flow quite nicely.

I house hack a 3-unit. 2 tenants and one roommate. I make 2x my mortgage payment monthly. That being said, new build adds a lot of complication. 

If you'd like help looking around, I'm a Realtor in the area. :)

Look into the greater Harrisburg area of PA...Camp Hill, Lemoyne, Hummelstown, Hershey, etc. Plenty of investment properties under 250k.

I own a 3-unit in HBG, and I'm also a Realtor in the area. Taxes are a little high in HBG, but over-all the 3-unit I bought is doing well. It's a good market to get into, if you can't afford the more expensive stuff in Camp Hill, Hershey, Hummelstown, etc...

I probably wouldn't go below 600.
