Awesome job! Congrats!
But, I'm sure you learned more from this flip than any other deal. In the future, would you rather focus on working ON the business rather than IN? (Project oversee vs. doing the work yourself)
Or do you enjoy being involved in the actual work? Just curious. Once again, that return is awesome!

Thanks Larry. I've thought about connecting with a title company in regards to this.
However, it would still be nice to have access to a database of tax delinquent listings.

Taking MASSIVE ACTION, 10X :)
I attempted to get the tax delinquent list from the County's assessor's office and they said that I can purchase it for about $250, but I will have to sign an affidavit stating that I will not be using the information for commercial purposes (selling, direct mail, etc). So, my question to you is, how else do I go about obtaining this list?
I'm also trying to get a code violation lists. Seems like my county is just more restrictive in obtaining information.

I agree. I was thinking about using a blue color envelope and dropping a business card with my mailers. But I cannot think of any other unique things to include in my mailings.

It's interesting to hear about other's opinions. Definitely varies for sure, which is good!
My belief is that is that this is not a hobby, and if it's a business or I hope to make this into a business, then I have to treat it like a business.
However, I do understand where you're coming from regarding the "average-Joe" mentality. My goal is to come off sincere because our company is founded off of this concept, but at the same time, want future sellers to know that we do treat this as a business and can deliver what we say we will, professionally.

Does anyone have their company letterhead on their yellow paper direct mail piece? I am thinking about doing this and save money on always including a business card in everyone of my mail piecec.
Also, does anyone have any creative mail pieces that they send along with their yellow letter that elicits a stronger response?
