Welcome to BP, Naeconda! I hope we see you out at the local investor networking events. The Augusta REIA meets the 2nd Thursday of each month at the Columbia County Library at 7 PM. We also have another educational group, AORE (The Art of Real Estate) that meets on the 2nd Saturday of each month at the Savannah Rapids Pavilion at 8 AM. Good luck in your journey!

Welcome back to Augusta, Amahl! The Augusta REIA meets the 2nd Thursday of each month at 7 PM. We're usually at the Columbia County Library, but December's meeting will be a holiday party at the Logan's off of Wheeler. If you can't meet the specific team members you're looking for there in person, you'll certainly be able to find great referrals. T

We also have a local educational group called The Art of Real Estate (AORE) that meets at the Savannah Rapids Pavilion at 8 AM on the 2nd Saturday of every month. Both are excellent groups of like-minded investors looking to network, grow their businesses, and give back to the community. Hope to see you out at a meet-up!

@George Harris, it might benefit you to speak with @Kenneth Mooney or one of the other folks at Auben Realty who specialize in rental properties in that price range. I bet one of them can point you towards a lender.

There's a lot to unpack in that question, @Joshua Matowitz! It all depends on the area, the type of home, your target customer, etc. All in all, it's a growing market with great returns and a steady supply of good quality tenants, but there are good and bad spots just like any area. You should come out to a local REIA session and chat with some folks who can get into the specifics of what you're looking for.

To be perfectly honest, the only roofing guy I've used wasn't someone I'd recommend and has since gone out of business.  

I've heard through many local REIA members that All South Roofing or Bobby Lass are the places to go, but I can't personally vouch from experience. You should be able to find both on Facebook.

@Gustavo Lopez, yessir, this Thursday would be correct. The monthly meetings are heavy on networking, with speakers usually taking 20-30 minutes to cover the month's topic - Facebook is the best place to stay current on what the month's topic is. The rest of the meeting time is networking, Q&A, a deal board, and talk about upcoming local events. 

Last month, we had a successful local agent who got his start through REIA, Jim Hadden, come share his story and talk about where he sees the market moving over the next few years. The month before that, we had a tax attorney talk about tax implications of flipping and renting. We've had the county tax commissioner, lawyers, a home inspector, panel discussions about various investing topics, and one Home Depot demonstration that some of the newer members requested.

Thursday will be a long-time local investor, Mr. Cliff Channel, coming out to talk about how the game has (and hasn't) changed during his ~50 years of investing here in the CSRA. I've never heard his story before, but I'm told it should be a great session.

@Gustavo Lopez, you can find plenty of investor-focused real estate agents and a couple property management options at the next Augusta REIA meet up, if you're able to make it. The REIA meets at the Columbia County Library the 2nd Thursday of every month, from 7:15 PM to 8:15 PM (doors open closer to 6:30 PM). Hope to see you there!
