@Kristen Shook Hey Kristen, I am in the St. Louis area. Only about 5 hours from KC. Either one of those options could be a good option as long as you do it right! Which one are you leaning towards doing?

@Emily Baker I specialize in buy and holds in multifamilies here in St. Louis. I buy in that specific area you are talking about. The market here is great, you can get rates of returns that people living in the coastal states can only dream of! I would be more than happy to talk to you more about this. I know I am a little late to the discussion but this is what I have my "Property Locators" looking for:

  1. FSBO signs
  2. For Rent Signs
  3. Overgrown yards
  4. Overfilled mailboxes/excessive amount of newspapers/packages
  5. Notices on front door
  6. Blue tarps on house
  7. Boarded up windows
  8. Garage sale signs/Estate sale signs
  9. Abandoned cars
  10. No curtains or blinds
  11. Inside looks empty

Hey Guys! 


I am seeking help in order to find a quality list provider for Multi-Family Properties!! I went to ListSource and ListAbility and input the same criteria, however I received varying results. ListAbility had 1,000 less records than ListSource! This is our first time buying commercial list data and want to make sure we do it correctly. Does anybody have any recommendations on commercial list providers that they have successfully used in the past?
