Good call Shane. I already told her that until I come out and actually see the places, that I want to make sure I'm in the ball park. Inspecting 5 properties, 2 with tenants, would be at least a half a day worth of work for me, so I don't want to waste anybody's time if she's not on board, you know? I've had some sellers waste my time already and I'm having none of it :)

Thanks Marcus! I'm thinking that since neither of these folks have paid in months that it may not be an option to keep them. I don't want a bad rap with my buyers. I was just figuring $5000 for an eviction and $2000 for holding costs for the 90 or so days it would take. Sound about right?

Hi all! Just wondering what your thoughts are on this. Is it doable? Is it adviseable? I'm about to make an offer-in-spirit (nothing written yet) on several properties, and 2 of them have dead-beat tenants. I want to make an offer on all 5, since they're all paid off and the lady's husband is too old and sick to take care of them. What would be the best course of action? Should I not make offers on the 2 with bad tenants? Should I make the offer but figure in the cost of evicting them + 90 days holding costs? Any advice would be much appreciated! :cool:

I feel like the companies doing it for free would want to buy the house. That's the only reason I'd do it for free. Unless it was my mom or something. Anyway, if you're the investor, that wouldn't work, right?

I have to think that if it didn't concern you Lyonel, that you wouldn't have made such a point of it. It just blows my mind, coming from where I'm at in my career (pretty close to the beginning) that anyone would think that I'm trying to pull the wool over their eyes about some kind of "guru" situation.
P.S. Nick, I guess you're a guru all of a sudden. Congratulations! :)

Hi Lyonel,
To answer your question, I purchased Nick's ebook a few weeks back. He asked for pics and testimonials for it so that he could make a video to promote the ebook. Nick and I have not worked together on any deals, but he's been a big help to me in the forums.
I will say though, that I just spoke with him on the phone for the first time about a short sale deal that I'm about to lock up, and asked for his advice, since I've not worked a short sale yet. He was kind enough to help me out (hasn't asked me for any of my money or sent me a bill). He also agreed to help me through it, again, for no money out of pocket.
I see that you're new to the forum, and maybe to REI, and I know it's hard to know who you can trust. I felt the same way, and have been burned before. But just check Nick's stuff out in the threads, blogs, etc. He's a good guy, and very knowledgable. And except for a well-written ebook, he doesn't offer a course, or bootcamp, or anything like that.
Sorry that was kind of long-winded, but I hope it cleared things up for you.
