It's not required and not necessary even though some people will say the sky is falling.

Just have correct STR insurance.

I agree with 10k to 30k for a 1 to 3 bedroom house.

Great question and I'm not sure.
I have a harder time getting people to book on Airbnb at my VRBO prices so I tend to discount the Airbnb price some. The people in my area seem to have their prices lower on Airbnb.

I see the Airbnb crowd as more value shoppers.

Just use an average because you don't know where the bookings will come from.

I get higher prices on VRBO and also luckily most of my bookings.
