Welcome! I grew up in Pittsburgh and still invest there. I currently live in San Diego, but plan to expand in WPA for years to come. I like the older river towns, especially south of the city. I'm a huge fan on the western PA market!

Greetings! My partner and I are moving to from the East to the West Coast in May. We currently live in DC and invest in PA for its lucrative cash flowing singles and multis. We could continue to invest in PA long-distance from CA, but we are hoping to find a market closer to the west coast that offers healthy cash flow margins. We have a strategy to maximize cash flow from rental units. Traditionally, we have invested in "C" neighborhoods in older steel towns in PA. Obviously, the western markets are a different animal. I've checked out Oregon, but see that cash flow is hard to come by. California is almost entirely out of reach in terms of cash flow. I see that Tucson, AZ may be a good spot, but need to learn more about it.
In short, do any of know you have a recommendation for a western market with good cash flow potential?

Do Fannie and Freddie limit the number of commercial loans per buyer? I was told that the restriction only applies to residential loans.

Welcome! Have you considered Arizona and/or inland Oregon? I think you could find a realtor in these areas who works with out of state investors (there are a lot of CA investors who look out of state). The prices are so much lower that your overall financial risk is lower, too, allowing for perhaps more risk-taking at first. What is your ultimate goal? Monthly cash flow?

Welcome, Predrag! I visited Oslo and Bergen last summer and checked out the real estate prices. The properties appear expensive, but I am sure that you can find bargains. Which areas of the city appeal to you? I imagine the Grunneloken area is a bit more affordable. Have you considered some of the outlying areas at the end of the metro lines?
Would Bergen be a cheaper alternative?
By the way, your country is gorgeous! I would love to live there for a summer.

I recommend networking with local investors or investors in your target area. I understand that quality quads are often exchanged off-market. You can start by connecting with a realtor who specializes in investment properties. Of course, a local investment club is a great option, too.

Yeah, I would like to eventually move in to one of the units. I would not be able to use FHA as I would not purchase it as a primary residence. Do you know Tucson well?
