The nice thing with duplexes is that if life takes an abrupt financial turn, you can always live in one unit and keep the other one rented. In your case, you would have to move to NY, but at least you have the option.

I just closed on a deal last week using an LLC for the first time. There was no issue as I guaranteed the loan. I believe that as long as your name is on the loan, you should be fine. This was a commercial loan, though.

Good luck to you! I may recommend the Eureka, CA area as the home prices are much more accessible with a strong rental market. Have you considered parts of NV?

I am moving to San Diego soon and have many of the same questions about the general SoCal market. The inland areas are generally cheaper, but you'd have a long commute. There are so many properties given the city's size that there are bound to be fixer-uppers. Have you considered Long Beach? I understand it is less expensive.

I'm not sure about double closings, but I imagine your mortgage broker would be able to steer you in the right direction. Elite Closing in the Pittsburgh area is a good firm.

Have you considered the Pittsburgh area? You may find a greater variety of cash flow options in a larger metro area. The drive is only 2ish hours and may be worth the hassle of distance. You can easily use a property manager, as well.
