Which specific areas interest you? Southern Orange county is sky-high, but I believe there may be deals in Orange, Anaheim, and Santa Ana.

I don't know firsthand, but I suspect that if you live in CA you will definitely owe the LLC fees. Do you own any investment properties in CA?
I am researching this issue as well as I may move to CA this year.

Happy New Year, everyone!
I am under contract for a multi-property turnkey deal that covers a rust-belt area of central PA. I am comparing insurance rates for the portfolio and was offered widely varying quotes. What is the recommended liability coverage that you all carry on buy-and-holds? One company set the liability coverage a $1M and the other at $300,000. These properties will be in an LLC.

Welcome! Chicago is so vast that there are surely plenty of opportunities. I recommend checking out Milwaukee for lucrative cash flow deals within a reasonable drive. I believe Wisconsin my be slightly more landlord-friendly than Illiniois, as well.

I recommend revitalizing cities along the Rust Belt (except Detroit). Consider Buffalo, NY; Cleveland, OH; or Columbus, OH. These cities will offer healthy cash flow returns on SHF and multis. I've seen many Turnkey offerings on the BP Investor Marketplace for rentals in Cleveland, OH. Don't be afraid of these cities!

Hi Jeremy,
Sounds like we are in similar situations. For me, it's a matter of "how much is enough"? I am very frugal and can live off for under $2,000/month (excluding housing costs), but what is the trade-off? If I were desperate to leave my job, I would consider living off of my cash flow. For me, I want to stick around for a while longer before relying on cash flow for primary personal expenses.
All that being said, what's the point of investing if I plan to work my entire life? For me, I try to strike a balance based on how much is enough for me to live comfortably on cash flow. I personally need at least 5 more years of w2 income.

I've had success searching for properties in lower-end areas with a stable employment base. I agree that properties are difficult to find in the $500/month cash flow range, but they do exist. I recommend connecting with local investors to assess their experience. Often, a single neighborhood in a large metro area will have the best returns based on low sales price and moderate rents. Check taxes, too, as they can dent cash flow immensely.
