Bigger Pockets is awesome. I was also wondering what options I have for one of my SFH with a mortgage. I wanted to purchase the property with the LLC, but the bank said no, and that it would need to be a commercial loan.

I like to idea and simplicity of the Quit Claims option.  But I will consult with a RE attorney before making a move.  Now I just need to find one...

Congratulations.  it's very encouraging and motivating to hear stories like this.  

Like others, I would love to see the numbers to help with my education. I'm only into SFH at this point, but Multi is certainly peaking my interest lately.

@Jeff Robert, what a great idea.  I see in the Meetup link that the plan is to meet on March 9th.  Hopefully I get attend.  It would be great to talk with like minded people about all things RE and BP.

Very timely topic for me.  I'm currently going through a refi of my primary residence.  Once this and my taxes are complete, I plan to grow my portfolio.  I currently have 9 rentals in the suburbs with only one having a mortgage.  So I'm hoping to have multiple finance options; conventional, portfolio, etc.

In general a text message will not hold up in court where a paper receipt would.  A judge will say, you cant prove who was the real person sending it.  Been down that road before. 

Interesting.  Would an email hold up?

Would a text message to the tenant be acceptable?  "hi tenant, I received you March rent payment.  thank you."  Or something like that. 

Some of my tenants deposit cash into an account I have set up at a local bank.  The bank gives them a receipt, so no problem there.  As for people that pay with check, like others, the canceled check is their receipt.  Of course, some/most banks no longer send the deposited checks back to the owner.  That's because they can be viewed on line, front and back of the check.  But they are only available to view online for six months.

Nope, not me.  I haven't bid on anything in the 6 months.  I'm now waiting for my taxes to get completed before I start making offers again.
