@Mike Hepburn I hate to beat a dead horse but 6 months ago on a BP forum you asked about a wholesale deal you were working on in Columbus that fell through.  Yet your most recent post said you still haven't done a deal here.

So you have been working on closing a deal in Columbus for 6 months and have yet to close one?  How are you going to show 20 people how to close a deal in a market when you can't even close one yourself?

Agree and Agree!  Retail would be the most I would pay at this financing.  Otherwise I would take a 30% discount.

I am not sure what price range this is in, but you are going to have to refi in 5 years, if you're overpaying that much the bank may not appraise it high enough for a refi.

No offense, this all sound a little sketchy and "guru-ish" to me.

A.  What was your role in those 29 deals?  Your profile only says you have fixed up 6 of your own properties, but nothing about doing deals in buffalo.

B. It kind of sounds like you spent a bunch of money on one of the big GURU courses and now want to replicate that course without really doing much of it yourself.

C.  Why Columbus, Ohio? Just because you have 20 Cash Buyers here doesn't mean you know the market.  I had over 100 cash buyers before I had my first deal, didn't mean squat before I knew the market and how to run the numbers.

Sorry, not trying to be negative, maybe I'm being a little over-critical because it's my market you're trying to flood with wholesalers.

At least it doesn't snow (much) in Atlanta :)

I am surprised they can't do anything to fix it.  If it was straight up that would be different, but the way it curves around, I would think you could start the driveway further south across the front of the house which would lengthen the driveway and allow for a less steep grade.

 I have been using VoiceNation.com since January.  There have been a few minor hiccups, but overall I am very happy with their service.

They have a great Client Relations Department that helps you personally setup your account.  After you fill out the form, they call and go over all the details with you.  When someone calls in they link directly to my webform which enters a new line on a google doc when submitted.  

I had one instance where a customer said the receptionist was very rude, so I addressed it with my rep and they took care of that.  I had another instance when the receptionist said the site was down so couldn't enter anything and the site looked to be up.

I do get some calls through our forwarded number that don't look like they show up at VoiceNation, but those could just be hang ups.

Well maybe the 2nd is from something else.  I have just seen these hardship loans before and assumed is was the "set aside for now" that you spoke about.  Like I said she claims she has not been able to get any docs from the bank.  I can't understand why so many people have a challenge doing this.
