Ouch, thanks for feedback. I know our 1 website is poor and needs a re-design, this will push me to get it done faster.

We have 2 websites and I'd like know what others are seeing as far as conversion rates.

We use PPC ads as well as SEO.

We are getting anywhere from 1.5%-5% of people who go to the site fill out our webform. I would like to know from you guys how this compares to others doing similar marketing?

I think in some sense you are leaving money on the table, but that's not always bad. Sometimes a fast nickel beats a slow dime.

Let's say you get 4 low-ball offers accepted the same day and only have the capital for 2. Also let's say you are only comfortable with the 2 contractors and don't want to bring in more, and your time is limited. This would be a perfect time to wholesale 2 of the properties.

We have a guy here in Columbus who bids on HUD's and just regular MLS deals and then wholesales them for less then they were originally listed for. He does pretty well also!

My business partner and I just got a property under contract in a very desirable neighborhood in Columbus, OH!

We have typically used our own money but we currently have 4 properties in contract, 1 of which is a buy and hold and we are looking for funding for this one in particular.

We already have our contractors quote (this will be his 4th rehab with us) and we are ready to go. We close in 2-3 weeks and are looking for private funds to use.

Here are the numbers for this particular deal:

ARV: $200,000

Purchase: $116,000

Rehab: $30,000

Buying & Holding Costs:$8,000

Money borrowed: $154,000

I get quite a few BP messages and responses to my Craigslist ads from brand new wholesalers who want to learn how to do it. 95% of the time it's like they have no idea what wholesaling even is. They haven't done any research, networking or marketing. They act like they want me to give them the 100% guaranteed way to do a deal without actually doing any work.

I had one kid who called me about a property he wanted to "wholesale" to me. At the time I didn't have MLS access to looked up the address on Zillow really quick and it was FSBO for $35k.

I said "OK so I see it here, so you want $35k for it?"

He said "No I was hoping for $45k."

I said "Well you have it on Zillow fsbo for $35k."

He explained that someone else was selling it for $35k that he had never even contacted and he wanted to buy from them and assign to me at $45k.

I taught him a valuable lesson that day.

I feel the exact same way. I am 6 years out of college and just now paying off all my school debt, not to mention the credit cards I rang up in college as well. It was a great experience, but not worth the money. I wish I would have just started vigorously researching real estate investment when I was 18. I could have saved a ton of time and can't even imagine where I'd be now if I'd have gone that route!
