I have a couple of websites setup for the Central Ohio (Columbus) area but I consistently get webform submissions for motivated sellers looking for buyers in the Cleveland, Cincinnati and Dayton areas.

You need to analyze yourself, but you also need to know what your buyers are looking at. I have partnered with a cash buyer so working with him has really helped me get the investor mindset.

@Bill Gulley , that's a good point, my approvals have been known to last quite a while...

He said the city owns it. He said a lot of times they make the homeowner pay for all of it, but they're "doing me a favor" by offering to pay 50%.

I just got a call from the city where one of my rental properties is located.

They said they would be re-doing "my" sidewalks this summer and would send me the bill for 50% of the work.

Is this common? Why wouldn't property taxes pay for this?

I think you need to do a little more research on your market and just wholesaling in general. I got started by listen to Sean Terry's free podcasts on itunes. Never paid a dime. Start from #1 and go straight through. Not only will he explain the majority of what you need to know, but he's very motivational as well.

I wish he would have kept it up and not went the GURU route, but oh well.

Mentor is great but you can't just go out and say "I want a mentor". It has to be a good fit for both of you. Just keep networking and you will click with someone.

You need to call around the title companies in the area and ask who does assignments and double closings. When you find some that do go and meet them face to face, take them donuts, whatever.

As for attorney, make sure they specialize in real estate.

Lastly, I would find an investor friendly RE Agent. You can do the basic comps and stuff on your own, but before you put in contract you are going to want an area specialist to take a look at the ARV and give you their opinion.

Those are all good, just listen to their situation.

I always try to get a ballpark of what they want as well. Compare that with the ARV and you'll know quickly with whether you have a deal or not.
