Hi! 

I work at the Idea Foundry for my day job so I'm very excited to see what is happening to this area. Also excited for the area west of Mt. Carmel. Once you get off Sullivant Ave you find some very nice neighborhoods with a strong working class. My wife and I keep house hunting there for our next rental so we see the potential. 

Hey @Remington Lyman that sucks. Did they leave the doors wide open or just forget to lock it? Besides the mobile security system, you can install a smart lock while it's being worked on. Most of them have a timer setting to auto-lock. Contractors could have individual codes too so you have an audit of who opened the door and when. Replace when rented or leave for the tenant. Other than that, I have used a cellular hunter cam on a more rural property when it was being rehabbed. Those have to be secured as they are theft items too!

Or just meet them every time and never have a life.

Yeah, one of mine went up 120%! I asked if they would decrease it that much if the economy turned and I at least got a chuckle. Since they go off the sale price there isn't much wiggle room.

Agree with the other comments about factoring in how much more rent a garage would bring, how long you plan to keep it, etc. Otherwise, I would just put in two concrete carports so the off-street parking is clearly defined. 

Hi Derrick, you have to create an easily digestible proposal that will walk an investor through several important points. (Who) you are, (What) they are investing in, (Why) they should invest with you and the property, (When) they can get their money returned and at what percentage, and (How) much investment is needed. In addition to the BP podcasts, check out the podcast "Best Real Estate Investing Advice Ever". Some of the podcasts will walk you through creating a proposal for investors. 

I think the best way to keep the energy up is to write out your plan, whatever it is, and make it bold and visible. The energy will come as the plan is met and you can see real progress. Once you read Rich Dad Poor Dad, read The Morning Miracle.
