Post: Locking up a property with an out of state owner

Many say one of the best, common list is Absentee/OOS owner, right? 

I currently have a lead on a property with an owner who is out of state and I have no way of getting into the property. I won't even attempt to lock it up at a higher price sight unseen, which lead me to wonder what wholesalers/investors do in this situation with an out of state owner.

All advice and personal stories welcome!

Do you enter contracts to wholesale houses with a tenant currently in them? If so do you add terms that it must be delivered vacant, or do you disregard it in hope that you can find a cash buyer that would want the renter in place?

I used Dealmachine to send out a few hundred postcards to a particular list. I negligently didn't scrub for owners who have multiple properties, some which had up to 6 or so in this area. For those using Dealmachine postcards, do you typically stick with one property image postcard in order to not send multiple cards to one owner? 

I guess it wasn't such a bad thing, the owner did call (and said he received 6 of my cards, haha) !

I had a seller call me with a property that was out of my target area, in a rural town upstate that likely isn't an investor market. Not much spread with equity as they bought it 2 years ago with 20% down and a mortgage. They are very motivated to sell.

Would you take this to an agent in the area and ask for a finder's fee? 

Is there something else creative I can do with this or is it simply a dead lead?

@Rickey Miller Jr Well, I'm actually in a position where I can't do a majority of the lead generation myself and am working on outsourcing. It's just what is going to be the best use of my marketing money. I'm thinking money spent on cold calling is much more valuable than money spent on DM. Would you agree?

@Rickey Miller Jr It absolutely makes sense. I am going to start a cold calling campaign next week, and have questioned even wasting money on direct mail.

@Keith Agnello Hey Keith I’m a little bit more curious about your marketing where you are at. I know Southern Cali is very comparable to my market. Have you successfully done deals with previous marketing campaigns. 3% doesn’t sound like a bad response rate at all. Are you only doing letters or calling also?
