Depends on who you are refinancing with. Most would say to refinance first then transfer into LLC although technically they could call the loan if you do that but they have also recommended it.

I love Grant Cardone. His books audios are super motivating and really push me forward. Aside from that EMyth for real estate investors what a really good read if you haven't read it yet.

This is a tough one. Not many insurance companies want to insure you when your company isn't actually doing the work. (I'm assuming your subbing out and using GC's) You will have to find an insurance broker that really understands what you're doing. We carry insurance on the properties and use GC's that have their own insurance and list us as additional insured. 

I know that isn't much help but let me know if you have any more questions.

I think everyone should have a lot of mentors but I don't think they have to be in person or that you have to pay a ton of money to. This website, books, podcasts, videos all have been my mentors.

You mentioned it, I would recommend being a real estate agent. Very few things get you networked like being a real estate agent.
