@Daniel Cuevas I am a huge Grant follower and his stuff has changed my life. I believe the point he was making here is for large multi family units. That as i'm sure you know is all of his real estate investments. So I think that was his starting point. I think each and everyone's starting point can be different. Grant will also tell you that he invested in himself before he ever had that first 100K so I think it depends on what you are going after or where you are currently.

In Indiana I am an agent and use the state purchase form. It has a spot for "inspection time" we typically ask for 3 days to do some due diligence on the home and walk our contractor though the property. Let me know if that helps or if you have more questions.

Check your numbers several times before submitting an offer. In your case you need it to be spot on. The last thing you want to do is get into a project and have it go over budget or not sell. Comps and repairs have to be solid ,if you don't have a real estate license get comps from several agents and get quotes from several contractors so you are sure on your numbers.

Not too many lenders like to lend to an LLC. A lot of people I know will put the property in the LLC after they refinance. Which isn't really the best option either but it does work depending on the lender.
