@Michael Bailey the best thing I ever did getting started and I was 23 at the time as well is get my real estate license. the knowledge and information that comes from this is so so valuable. I would recommend this 100 times to investors looking to get started. Hope that helps some. If I can help any more please let me know.

Best thing you can do is keep building your knowledge base. You will find that finances are not your biggest hurdle to get over. The money is out there and that may sound crazy but it is. Build your knowledge base and start to analyze deals. Great deals will bring funding. You got this. Let me know if I can help at all.

@Michael Healy I think your proposed structure and outline below is very acceptable. We do similar structures with some of our investors now and seems to work out well.

@Janessa Knowles Anything is possible. You just have to want it bad enough. Most aren't willing to do what is necessary to get to that level of passive income. It's not easy, it will cost your more than you thought, it will take longer than you expected, you will face obstacles you didn't plan on but is it worth it? Of course. You can do it. Keep your head down, learn everything you can on here, network like crazy and always keep an open mind. You got this. If I can ever help please let me know.

I think one time we closed an FHA buyer in like 30 days. Unfortunately that is very rare for what I have seen. Totally possible but really dependent on the buyer. The riskier the buyer the longer the closing process. I've also had them take 3 months before...

@Omari Bookal That is exactly my point. It is 1,000 times better than spending money on a "guru"... As far as costs I'm not sure i'm guessing they vary some but probably pretty standard so for me the rough costs were: 

Licensing classes : 500

Final exam: 65

Joining MLS: 1,000 annually. (Usually broken up into payments in quarters)
