tough question answer is probably different for everyone. For me it was take the extra money I had and get my real estate license. That has been the biggest help in my real estate career ever and has also brought in great extra money.

@Cory Lambright  Post the deal here on biggerpockets. The network on here is one of the most powerful things ever. If the deal is that good and makes sense I believe the funding will come for it. 

@Alan K. I think that answer is different for every investor. Not everyone as the same goals so the best way to invest it is different according to their goals. Also depends on your market... I think heading for the passive income is a great route. If you can be all in properties for 70% LTV refinance out your initial investment and keep doing the same that is a great start to building an awesome portfolio. @Isaac Godfrey I always recommend an investor get their real estate license. That is one of the best decisions I have made in my real estate career.

So I have mainly stayed in SFR arena but wanting to expand my knowledge base. Looking for a rundown on what factors you're running on your deals when analyzing them. Such as maintenance, utilities... Just some things that are different than single family. Thanks in advance for the input.

Proffesional agents will hire someone to shoot their listings. I would talk with and network with every real estate agent in the area and offer to shoot there listing for free to prove your value.

Every area is different so hard to say. For us we are still finding good deals on the MLS but they are competitive. So we get our offers in as fast as possible and close as fast as possible most of the time within 2 weeks. That is ultimately what the seller wants.
