@Josh Vega I think you are off to a great start. This site has a ton of great information on it. Spend some time networking on here and learning the different ways you can be a real estate investor. For me the best way to get started was getting my real estate license. By far one of the best decisions I have made in real estate. Best of luck let me know if I can ever help.

@Chantal Kennedy Great question. I think it all depends on who you work with in that area. That will make or break even the best of a deal. I would choose a location where you know someone or meet someone and really gain some trust with them to manage the property or find the properties for you as well. Hard to say without a little more details. There is always an option in real estate. Don't back yourself into a corner there is always a solution to your problem.

For most multi family what to offer is typically based on the income of the property not necessarily the appraisal value.

Getting my license was the first step I did when starting my real estate career. I feel very strong that an investor should get their license. I see a lot of people asking the question so I wrote my quick thoughts on it on my website. Not sure I can post it or not but I will try below.

We have a ton of bi-level houses in our area which is a pretty straight forward rehab. Although my favorite is a ranch with a fun basement. Both of these are pretty straightforward for plumbing, HVAC and electrical. You can pretty much know what to expect each time. (knock on wood)

We used Upwork to have someone build a website for us. Then they set us up with wordpress login. this was the fastest, cheapest and easiest way to get exactly what we wanted.
