Alright so give your best pros and cons list. Really looking to hear from those that have done new construction jobs and fix an flips. Very curious as to how they can compare to each other.

Curious to know what all everyone is using. Do you use a credit card to help run your rehab projects and if so what card do you use? Is it a personal card or a business card?

Yes build a very very strong buyers list. I try to know exactly what my buyers are looking for that way I know that when I go through all the work of getting a property under contract that your buyer is going to take it. 

Are you referring to your agent or the listing agent? The listing agent will not be happy about it no but I would tell them it's party of your due diligence inspection(but obviously this is why you can't be walking a ton of buyers through the house). 

If you are talking about your agent then I would recommend you get one that is familiar with what you are trying to do. Which may take some time. For me I just got my real estate license so I didnt have to ask an agent to come along with me every time.

@Alfredo O. So guessing your property is in texas and i'm guessing what 4-6 weeks for rehab puts you listing on the market at the beginning of spring time? I would not want to be in the position of having to sell a house without a/c in the summer at all. Tough call I know

@Daniele Kouassi I have wholesaled plenty of MLS deals. The hardest part is getting your potential buyers in the house. I would recommend you really get to know your buyers so you know they will buy a certain criteria then walk them through the house and boom you should be good to go.
