@Stephen Dickey We always meet the appraiser at the house. We print out the comps that we have as well as the detailed scope of works or repairs that we have done to the property and we talk with them as much as we can. At the end of the day it's up to them. Some appraisers don't like this at all and don't want us talking to them or a the property while they are there but at least I know he will get a folder that shows my point of view.

@Mike Ballew I do exactly what @Kuba F. Said and use the same company. I believe that's the safest approach.

Wow that's crazy any guess as to how much time it takes to do that work? Also curious as to how many projects you currently do? Not trying to be nosey just wondering the feasibility of doing this and to what scale?

@Demetrius White well that's a tough question to answer without really knowing your goals. However I would recommend you be extremely confident in your buyers/investors list. To me that is way more important than getting a deal and then what? Try to find a buyer then? I think you should focus on getting to know your buyers and exactly what they want then go out and find a sweet deal that you know they will take and boom youre done.

@Jason M. I would def pain them. Golden Oak is just so dated right now, painting think is a simple thing that an really update the space. Rental I could see just leaving it but trying to sell I would def paint it.

@Demetrius White Welcome to the site. Use the information and connections on here to break into the industry. Stay active and keep your head down you got this. As far as your contracts I would try to connect with some investors in your state and see what they are using. I'm sure there are quite a few on here. Best of luck to you, if I can help at all please let me know.
