A good agent is worth their weight in gold. Key there is finding a good one. They can offer so much insight and professionalism during a transaction. You get what you pay for in my opinion.

Honesty and communication. Look everyone knows the rates for hard money are higher than others that's because it's short term lending and there is a reason why they are looking for hard money. Just be honest and up front about costs, fees if you can or cant fund a deal.
A lot of frustration comes from a hard money lender overselling and under delivering.

I think most investors just have too many horror stories when it comes to contractors that the thought of partnering with them is scary in itself. I think it all comes down to trust. One of the best partners I used to have was a General Contractor but if the investor is having to worry about the contractor jacking up prices and profiting on construction as well and profit from the deal it can get a little hairy.
