I have seen the same thing although being in Northwest Indiana we are seeing the benefits of all the people moving out of IL. Sad to see for the state of IL though. We do a decent amount of work there too.

tough question because every market is different. I swear by the MLS I have only ever bough two houses that were off market. Quick close times, submitting the offer right away and cash offer usually does it for me.

Typically you can do exactly what you did here. Find a deal and post it on biggerpockets ask for help with financing and if the deal is as good as you think then the lenders will come.

@Dominique Nugent Depends on the state. In IL they just about require you to use a lawyer although I have bought many houses without an attorney they just have to prepare the deed for you so you would have to pay for that cost if your state is an attorney state. When I buy or sell in Indiana I don't need an attorney at all. The title company runs everything.

Organization is big for us this year. We grew pretty quick last year and had to play catch up for a while so this year the focus is on efficiency and doing things the right way.
