@Jeff B. Awesome thank you. I'm curious as to what is typical to see with utilities on a multi family. Does the owner just pay the utilities or do they charge each tenant for their utilities or a divided portion?

Definitely depends on what area you are focusing on. If you are going all off market then maybe you would want a really good title company. If you are going traditional and on market route then a realtor would be one of the first key players I would find.

There is a section called marketplace where most people post there deals. other than that just lay out the deal in several forums and ask people what the numbers look like and where you can find financing.

Depends on how bad you want the house or how competitive your market is. I wouldn't be opposed to it but i'm an agent and have bought all of my own houses and never have waived my commission.
