Just depends on how you are buying and your state laws. You may have seller disclosures to do as well, and then the closing docs but honestly not too many forms really.

@Ryan Mitchell Welcome to the site. You are at the right place there is a ton of great information on here and some really good contacts. I would recommend you stay active on here and network as much as possible and start to meet some investors in your area(which may help your other business as well) then learn from them. You can find financing on here it has been my experience that if you can find a good deal the financing portion will come. Best of luck if I can help at all please let me know.

@Ryan Hanson To me the title company is a very big decision especially if you are doing a double close on a wholesale property which we normally do. I would try and connect with some investors in your local area to see who they are using. I think you will find most of them use the same title company. If that doesn't work you can always call them and ask for the manager and ask them if they work with investors and spending on the conversation and tone present a example of what you are looking to do. @Melvin Johnson You will get quite a few different answers on this question. For me most of the time I mark it as a cash offer for me I'm very confident on my hard money lender funding and wont be a problem. Also most of the time I can show a POF for the amount from my account anyway. However if you are wondering about the proof of funds because they are asking how you will fund the purchase you will have to get a letter of intent or such from the hard money lender and you can mark that on the offer. Usually it has a box that says "other" and I would just put hard money.
