Biggest thing I see is the refinancing when the property doesn't appraise for what you thought it would and you can't pull out the initial cash you invested.

We always write our offers with an expiration date within 48 hours of when we submit it. Let's be real if the seller is really motivated about wanting to take the offer after that they will have their agent call and ask you to resubmit the offer again. As far as agents not responding or getting back I would always call and follow up with them until you get a hold of them. Stay in front of them and when the seller says I just want rid of the house you will be the first on their mind.
