@Angela Houchens Typically I would recommend you use an agent especially as this is your first deal they can help you get your offer submitted and it doesn't cost you anything. However I will also say an agent can make or break a deal so be sure you choose an knowledgeable agent. Hope that helps let me know if I can help all.

Few things I would recommend. 

1. They should provide you title work or you need to order it for yourself. I would not go any farther without this. 

2. I would also call the city myself and inquire about the inspections to ensure the house passed. Just to eliminate as many worse case scenarios as possible. 

Other than that you can always ask the wholesaler for a few references of who they have sold to in the past.

@Arthur Ryapolov congrats on getting started and being serious about it. The first step I took when I was getting started as a 23 year old was to get my real estate license. This was the best way for me to get a foot in the door and one of the cheapest ways to get a great education as well as make some extra cash along the way.
